Hellenic Properties Aims for €500M Portfolio to Boost Economic Growth by 2030

Over the past two years, Hellenic Properties, a real estate investment and development firm with a focus on the Greek market, has invested €135 million in property acquisitions. This recent activity brings the company’s cumulative investment footprint to €200 million, spread across 14 different projects. In collaboration with Vamare Investments Group, a Greek family office, Hellenic Properties aims to expand its portfolio to surpass €500 million in Gross Development Value (GDV) by 2030.

The company’s diverse portfolio encompasses hospitality, office, and residential properties located in prime areas throughout Greece. Their current investment pipeline is valued at over €130 million, with a significant portion dedicated to hospitality projects. To fuel these ventures, Hellenic Properties has secured €66 million in debt financing from leading Greek financial institutions. The firm has successfully completed five project exits, achieving an average equity multiple of 2.15x, and plans to finalize three more exits by the end of 2026 to efficiently recycle capital and foster portfolio growth.

Looking ahead to 2026, Hellenic Properties anticipates generating about €4.1 million in net income from its leasing portfolio. The company also projects an average leveraged internal rate of return (IRR) at the project level to be 22.9%. Expanding its foothold in the hospitality sector, the firm is set to acquire its third hospitality asset in mainland Greece, furthering its ambition to build a more robust hospitality investment platform.

As part of its strategic roadmap from 2027 to 2030, Hellenic Properties intends to streamline its investment cycle to under 3.5 years. The company also aims to broaden its network of family-office and institutional investors and enhance operational efficiency through technology-driven portfolio management. Their strategy emphasizes disciplined risk management, sector diversification, and efficient capital recycling to reach the €500 million GDV target.

Hellenic Properties remains committed to its growth trajectory, leveraging its strategic partnerships and focused investments to solidify its position in the Greek real estate market.
